Over the past 8 years we have often done joint venture deals with other parties for example on some sites we may have found the site, done all the work and taken out any bank finance and shared our profits with an investor who puts up all the risk capital. We have also done joint ventures with land-owners who have not known how to maximise the value of their land, as well other developers who are struggling to realise the value of their projects (this has been a common problem many developers have had in recent years and have been successfully selling their stock in tough market conditions).
